Before You Book – What to Know
We want your stay to be smooth, relaxing, and enjoyable. Please take a moment to review the following important notes before booking:
Quiet Hours & Neighbor Respect
We love our neighbors—and we know you will too! Please keep outdoor noise to a minimum after 9 PM, especially around the fire pit or deck. Let’s help preserve the peacefulness that makes this community so special.
Check-In & Support
Check-in: After 4 PM
Check-out: By 11 AM
Early or late check-in may be available for an added fee with at least 24 hours’ notice. Same-day requests cannot be guaranteed due to cleaning schedules.
We’re available by phone or email if anything arises. Please note that this is a private home—not a hotel—so response times may vary slightly, but we’ll do our best to assist you promptly.
Important Travel Info
There is no cell service at the house. Please enable WiFi calling on your phone before arrival to make and receive calls over the internet.
We recommend saving or writing down key check-in details—like the address, door code, WiFi info, and host contact numbers—in case you lose signal while traveling.
A vehicle is required to get around. There are no ride-share services (Uber/Lyft) or reliable taxis in this rural area.
Winter Travel Advisory (October–April)
Delaware County is mountainous and beautiful—especially in the winter—but it can be snowy and icy. Please plan accordingly.
We strongly recommend:
AWD, FWD, or 4WD vehicles
Winter or all-season tires with solid tread
Avoiding 2WD or RWD vehicles in snow or icy conditions
The driveway is plowed and maintained in the winter, and a shovel is provided to help you clear walkways if needed.
Country Living Note
This home is located in a rural area, surrounded by nature. While we professionally treat the exterior, insects or mice may occasionally find their way indoors—especially in cooler months when they seek warmth.
If you're sensitive to wildlife or critters, this may not be the best fit for your stay.
Water & Septic System
The home runs on a private well and septic system, which is common in rural communities.
Please help us care for it by:
Conserving water during dry spells
Avoiding water games like sprinklers, kiddie pools, or Slip ‘N Slides
Only flushing toilet paper—no wipes, paper towels, or hygiene products
Misuse can lead to water shortages or costly repairs, so we thank you for your care and consideration.
Land Use
To help maintain the safety, quiet, and natural beauty of the area, the following are not permitted on the property:
ATVs
Snowmobiles
Fireworks
Hunting
We appreciate your understanding and cooperation.

Summary: We had a great stay - super close to Belleayre, beautiful and private property. Really clean house with everything we needed, great sleeping options, and the kids loved the basement as a place to play. Definitely good to have 4-wheel drive for the driveway in the winter! We would stay again!!

Summary: We’ve stayed in this house multiple times and the location is amazing and the property itself is so great. The layout of the house is great for multiple families and there's enough space to spread out and not be on top of each other. Over the years, some things have dwindled down in the house, like pot holders, dish towels, cleaning supplies, towels, but overall a wonderful place to stay. : ) we will be back!

Summary: We were two families (4 adults, 5 kids ages 5-11) here for a ski weekend at Belleayre. The house is very close to the mountain and has lots of space to spread out in. We cooked and ate at the house, which had a well-stocked kitchen. The photos are very accurate and the beds were comfy and the towels plush! We had a great time. The internet wasn’t working at first, but the host worked quickly to get a repairman out to fix it. We would definitely stay here again.

Summary: Our second family ski weekend at this secluded mountain house very close to Belleayre mountain. The house is perfect for our 3 generation family, plenty of room, fabulous fireplace, and surrounded by nature. Both years we were lucky to have plenty of snow to make it look like a winter wonderland. House is fully stocked with everything you need and spotless on arrival. The hot tub is clean and enjoyed by all! Kim the host has always answered any questions quickly, all communication is thorough and easy to follow. Hoping for a third stay next January!

Summary: This was a beautiful and practical home for our long weekend with 3 families. We loved the hottub, fireplace and 6 bedrooms to give everyone their own space. The proximity to Belleayre was amazing and the beautiful wooded lot gave us privacy and seclusion in the woods next to a rushing river. We would definitely stay here again.

Summary: We treat our children and grandkids to a ski weekend every year. This was our first time in the Catskills and skiing at Belleayre. Kim the host went above and beyond to answer all my questions before, during, and after the trip. The house is truly a private retreat in the mountains! The scenery from every window was spectacular, especially since we were lucky enough to be there in a snow storm! The house was very clean, beds were all made with quality linens, and plenty of towels for everyone. The kitchen has everything you need to cook, serve, and clean up. Firewood was supplied for the stone fireplace and fire pit. Hot tub was enjoyed by all! The ski resort is 5 minutes from the house, which makes it a perfect place for a ski getaway! We stayed 3 nights, all 14 of us didn’t want to leave!

Summary: The house and its amenities were perfect for our group's getaway. The only problem was the lack of host communication or help, and we needed it badly. We did way more work on the house than any guest should. While the host gave a heads up about the damaged TV (bad previous guests), that was the end of her communication. I emailed about different issues but got no response. - There was garbage (boxes, solo cups, beer bottles) scattered around the yard upon arrival, WHICH WE CLEANED UP (I have photos) - There was a dead bird and cigarette in the cup holder of the hot tub upon arrival, WHICH WE CLEANED UP - There was a garbage bag hanging from the trees which we tried to get down but couldn't reach (I have photos) - Many outlets and appliances weren't working (I have videos), which I ASKED HER FOR HELP WITH AND GOT NO RESPONSE. We handled the electric problem ourselves since we needed to get thru the weekend - The worst was the oven, which had a jars-worth of greasy, jello-y, brown goop in the bottom that made cooking impossible. I told her, sent photos/videos, and got no response. We ended up buying oven cleaner and spent our Friday evening cleaning her oven- coughing, eyes watering, masks on. It took an hour to get up all the slime to be able to cook the meals we had all brought. Awful experience. I know the previous party/cleaning crew is to blame but the host offered no help, apology, thank you, or even acknowledgement. We rolled with the punches again and again.
